Estate Agents: have you got your head around the new Material Information guidance, released today by Trading Standards? Poole Alcock can help you.
Trading Standards have today issued new guidance in relation to Parts B and C of the Material Information that is now required to be disclosed at the point of marketing any residential property. This information includes details of Building Safety issues; any covenants or easements that affect the property; details about the lease, including the remaining term and rent review provisions.

Material Information Guidance for Property Sales (nationaltradingstandards.uk)
Most home owners will be unable to easily understand, or provide you with this information.Â
Poole Alcock can do this for you.Â
As well as providing the information for you to include in your listings so that they comply with Trading Standards guidelines, we will carry out a review of the property’s title to identify any potential issues or ‘pinch points’ which may delay or jeopardise the sale of the house. We will work with you, and the property owner, to rectify any issues so that as soon as you have a sale agreed, we can be ready to exchange contracts, potentially within 30 days.
If you would like to discuss this further, please call Cherry Riddlesdin, Partner and Head of Real Estate, who would be delighted to help you – 01270 613914.
